These prices do not include additional overhead costs — add roughly 40% for A/E, CM, and contingency markups.

What This Means

From the 2023 Facilities Report to the 2025 Bond materials:

  • The roof area was cut in half (16,000 → 8,000 sq ft)
  • The unit cost dropped 41% ($73 → $43 per sq ft)
  • The ADA per-sq-ft cost dropped 24% ($975 → $739 per sq ft)

Even after adding overhead, the total for the roof project is about 60% lower than the original facilities estimate, and the latest website numbers drop it still further — around 70% less than the 2023 projection. No public explanation has been provided for these scope or pricing changes.

 

Building Size and Valuation

According to property assessment data, the Innovation Center’s total floor area is 17,118 sq ft with a Class C construction rating and an estimated true cash value of $1,228,114.

That means:

  • The roof area listed in the bond application (8,000 sq ft) covers less than half of the total building’s roof surface.

  • If the intent was to replace the entire roof, the scope appears to have been significantly reduced in the current proposal.

  • Based on the per-square-foot rates in the bond and facilities reports, the remaining portion could represent several hundred thousand dollars in deferred maintenance not reflected in the current bond figures.

 

Why It Matters

Understanding how these estimates shifted is critical for transparency. If project sizes or costs were reduced, voters deserve to know what work was removed or deferred — and whether the Innovation Center is still receiving the repairs and accessibility upgrades originally promised.
